ARC Reminder
The Architectural Review Committee is proud to present the revised Approved Plant and Shrub Replacement list that can be used in accordance with the Minor Landscape Application that was presented last year.  This shrub and hedge list was revised to include more options for homeowners that are using the simplified application for minor landscape, which does not require an application fee.  The current shrub and hedge list can be found in the new version of the Architectural Standards Manual, which was distributed to homeowners in October of 2011, and on our website below.  

The acceptable plant list for the replacement of shrubs and hedges is as follows:

• IIllex Shillings
• Indian Hawthorn

Getting To Know Your Security System
Every Mirasol home includes a keypad operated security system that has been designed to protect our homes and our lives.  The system will, however, only work if residents arm it whenever leaving their home, even if it is only for a short visit with a neighbor.  Since an armed system displays a visible red light, an unarmed system can be visually detected by simply viewing an alarm panel through a window or door.

When an alarm is triggered, it is received by both Federal Monitoring at their central station office, and by Mirasol Security at the gatehouse.  This telephone notification can only be accomplished if the home has an active telephone land line on which it can dial out.  The operation of a typical alarm is summarized as follows:

1. An alarm goes off at a residence.

2. Both Mirasol Security and Federal Monitoring receive an alarm signal at their respective locations.

3. Federal Monitoring and Mirasol Security both call the homeowner.
a. Federal Monitoring calls the primary number on the Federal account (typically a cell phone), while Security calls the primary phone number in the access system.
b. If the homeowner answers, they should give their password to Federal Monitoring and their PIN to Mirasol Security.  The response will be stopped at that time.

4. With every alarm, Federal Monitoring calls Mirasol Security to make sure they have received the signal and confirm the results of their contact or lack of contact with the homeowner.

5. If both Federal Monitoring and Mirasol Security receive no answer when attempting to contact the homeowner, Mirasol Security will dispatch an officer to do a perimeter check of the home.  

6. Regardless of the findings, the homeowner is contacted with the results of the perimeter check as long as the homeowner has provided a 24/7 contact number to Security.  Then, the dispatch officer completes a “Mirasol Alarm Report” which is kept on file.

7. If the dispatched officer goes to the residence where the alarm went off, and finds an unlocked door, an open door, an attempted break-in, or something suspicious, the Palm Beach Gardens Police Department (PBGPD) is notified.  Security stands by until police arrive.  

8. The PBGPD may enter the home and conduct a search.  After this occurs, Mirasol Security will contact the homeowner and notify them of the situation.  This is documented with Mirasol Security’s alarm reports, and a police report is filed.

9. In the event that a fire, police, or medical emergency panic button is activated, Mirasol Security and the Palm Beach Gardens Police and Fire Departments will automatically be dispatched.

Homeowners are reminded that, should they receive three false alarms within a six month period, requiring both a physical response and preparation of a written report, they will be subject to a $25.00 fine.  If the homeowner is present at the residence when an alarm is responded to, no written report will be prepared.  All alarms are recorded on a computer, and homeowners can request a copy of alarms associated with their residence by directing a request to Federal Monitoring. 

Homeowners and tenants should make certain that Mirasol Security has been provided with a 24/7 emergency notification telephone contact number.

It is important that Mirasol Security knows who to contact should your property require emergency attention while you are away.  Please stop by or call the West gate house at (561) 624-9640 and update your guest access list.  It is necessary to update this list periodically, so Mirasol Security always has the most current information to keep you and your home protected.

Please also remember that you need to update your contact information with the Membership Department at the Club, and with your Property Management Company (Lang Management Company, Inc. or Bristol Management Services.) Keeping this information current with all entities ensures that you will remain informed.
